Investor Plus
Our innovative, “Plus” program is designed for fi rst-time and experienced investors with the additional fi nancial
resources required to maximize loan-to-values (“LTV”) on turn-around properties and investments in markets
with lower capitalization rates (owner-occupancy up to 50%). Documentation is similar to our full documentation
program but also requires a business/holding company fi nancial statement and verifi cation of deposits and/or
bank statements. Multi-family and properties that require minor construction provisions are eligible.

Qualifying Parameters
- Minimum 640 average credit score and 600 individual score(s)
- Minimum 680 average credit score for purchases and refinanced at 80% LTV and 660 score for cash out at 70% LTV
- Minimum 80% occupancy based on the property's net rentable area
Program Options
- Ineligible property types and business uses include aut repair shops, contractor yards, dry cleaners and convenience stores
- Prefeerred pricing for lower LTV loans
- Fixed and Hybrid interest rate options
- Fully Amortizing 30-year term
- No call provisions or ballon payments
- Multiple prepayment penalty options
- Ability to prepay up to 10% of principal within any rolling 12-month period without prepayment premium
